Conrad Kobe Opening to Anchor New Luxury District

Hilton has announced the signing of Conrad Kobe, scheduled to open in 2030. Discover how this new luxury property will transform travel in Japan's Kansai region.

Hilton signed an agreement to bring the Conrad brand to Kobe, Hyogo prefecture, marking the company’s first hotel in the region. The Conrad Kobe is scheduled to open in 2030 as part of a large-scale redevelopment of the Kobe City Hall Building No. 2.

The Kobe City Hall Redevelopment Project

The new Conrad property will occupy the upper floors of a mixed-use high-rise. A consortium led by ORIX Real Estate Corporation and six other companies is managing the project. The location offers a direct underground connection to Sannomiya-Hanadokeimae Station, which provides easy access for travelers arriving by rail.

While official specifications are pending, the development is expected to include 136 guest rooms and suites. Planned amenities typically found in this tier include an all-day dining restaurant, a specialty restaurant, a lobby lounge, a cocktail bar, and meeting spaces. The wellness facilities will include an indoor pool, a fitness center, and a spa.

“This project, undertaken in collaboration with Kobe City and seven private-sector companies, represents a meaningful initiative that aims to improve city utility and revitalize the area,” explained Tatsuya Kitamura, president of ORIX Real Estate Corporation. The hotel sits between the waterfront district and the city center, near Nankinmachi and the Former Foreign Settlement of Kobe.

Expanding the Luxury Footprint in Japan

This move targets the growing luxury demand in the Kansai region. Kobe recorded 7.75 million visitor stays in 2025. A major factor in this growth is the expansion of Kobe Airport (UKB), which expects to launch scheduled international flights by the time the hotel opens in 2030.

Conrad is part of a broader luxury expansion by Hilton across Japan to compete with Marriott and Hyatt. Conrad Nagoya is set to open in July 2026, and Conrad Yokohama will follow in 2027. Hilton is also growing its Waldorf Astoria presence, with upcoming locations in Osaka and Tokyo Nihonbashi.

“Amid growing demand for luxury brands in Japan, Conrad will be introduced to a new destination in partnership with ORIX Real Estate Corporation,” stated Hirohisa Fujimoto, vice president of development for Japan & Micronesia at Hilton. This presence bridges the gap between the luxury markets of Osaka and the coastal areas of western Japan.

Maximizing Hilton Honors in the Kansai Region

Conrad properties are high-value targets for Hilton Honors members because the service levels match the points required for redemption. Travelers can use Hilton Honors points to offset high seasonal rates in Japan.

Hilton Honors points generally have a lower value than Hyatt points—roughly 0.5 to 0.6 cents per point compared to Hyatt’s ~1.7 cents. However, the ease of earning and redeeming points makes Hilton a practical choice for many. Holders of the Hilton Honors American Express Aspire Card or the standard Hilton Honors American Express Card can earn points quickly for future stays.

Travelers can also transfer Amex Membership Rewards to Hilton Honors at a 1:2 ratio to top up a balance for a luxury redemption. Unlike Marriott, which often caps the value of free night certificates, Hilton Honors offers uncapped certificates through certain programs. Additionally, the “5th night free” benefit on award stays is a major advantage for long trips. This reduces the nightly cost of a stay by 20% when using points.

Traveler Information

Because the Conrad Kobe is still in the development phase, travelers cannot book stays at this property yet. If you are planning a luxury trip to the Kansai region before 2030, consider these alternatives:

  • Current Luxury Options: Look for established Conrad or Waldorf Astoria properties in nearby Osaka or Kyoto.
  • Loyalty Planning: Use the intervening years to accumulate Hilton Honors points via co-branded Amex cards to prepare for a high-value redemption in 2030.
  • Transit Planning: For future trips to Kobe, utilize the direct rail links to Sannomiya-Hanadokeimae Station to navigate the city center easily.

The Bottom Line

The Conrad Kobe is a long-term investment in the city’s growth. For travelers who frequent the Kansai region, it will eventually provide a luxury option with direct transit connectivity. The project remains part of the ongoing Kobe City Hall Building No. 2 redevelopment.
